Preconstruction Manager / Senior Estimator – Commercial Construction

Atlanta, GA Full-Time On-Site

$95,000 – $145,000+ annually, based on experience

We are seeking an experienced Preconstruction Manager / Senior Estimator to lead estimating, budgeting, bid strategy, subcontractor coordination, and early-stage project planning for commercial construction projects. This role is ideal for a detail-oriented construction professional who understands how to turn drawings, budgets, scopes, and client goals into accurate, competitive, and profitable project plans.

Qualifications

  • 3+ years of estimating or preconstruction experience in commercial construction.
  • Experience with ground-up, renovation, tenant improvement, multifamily, healthcare, education, industrial, or mixed-use projects preferred.
  • Strong understanding of construction documents, drawings, specifications, and scopes of work.
  • Ability to perform accurate quantity takeoffs and bid leveling.
  • Experience with estimating software such as Procore, BuildingConnected, Bluebeam, Sage, On-Screen Takeoff, PlanSwift, or similar platforms.
  • Strong communication, organization, and negotiation skills.
  • Ability to manage multiple bids, deadlines, and stakeholder expectations.
  • Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field preferred.
  • Equivalent hands-on estimating or preconstruction experience may be considered in place of a degree.

Responsibilities

  • Lead preconstruction efforts from concept through final bid submission.
  • Prepare conceptual, schematic, design development, and construction document estimates.
  • Perform quantity takeoffs, scope reviews, and cost analysis.
  • Solicit, review, and level subcontractor and supplier bids.
  • Identify scope gaps, project risks, exclusions, and value-engineering opportunities.
  • Collaborate with owners, architects, engineers, project managers, and field leadership.
  • Develop bid packages, proposal documents, and project budgets.
  • Support project handoff from preconstruction to operations.
  • Maintain strong subcontractor relationships and up-to-date market cost knowledge.
  • Provide input on constructability, scheduling, phasing, and cost-saving options.
